NATURE AND SCOPE
This position reports to the Sr Manager, Mortgage Processes & Underwriting. This role is responsible for underwriting mortgage loan applications and determining credit quality of all mortgage loans according to Landmark’s guidelines. They are also responsible for evaluating loans in order to maximize organizational profit and minimize risk or loss. Monitors property appraisal process and is familiar with standard concepts, practices, and procedures of mortgage lending.


REQUIREMENTS
1. High school diploma or equivalent with a minimum two years of Landmark mortgage experience, or minimum three years of mortgage loan underwriting experience. Combination of education and experience will be considered.
2. Demonstrated knowledge of basic lending and underwriting policies and procedures, including guidelines issued by Federal National Mortgage Association (FNMA) and Federal Home Loan Mortgage Corporation (FHLMC).
3. Excellent verbal and written communication skills, problem solving skills, organizational skills, and the ability to work independently.
4. Proven ability to prioritize workflow, balance multiple priorities and deadlines, and manage a variety of projects in a fast-paced, flexible work environment with strong attention to detail.
5. Strong ability to use independent judgment and discretion in various situations while maintaining a high degree of confidentiality.
6. Ability to gain proficiency in all programs and systems used for this including, as well as having a thorough understanding of all types of mortgage loans.
7. Must develop a thorough understanding of company policies and procedures as they relate to the position. Must comply with all company policies and procedures and all job related state and federal laws and regulations.


PRINCIPAL ACCOUNTABILITIES
1. Reviews and evaluates mortgage loan applications and documentation to determine if borrower, property and loan conditions meet Landmark, FNMA and/or FHLMC underwriting guidelines.
2. Calculates income and assets accurately and require sufficient documentation to support findings and decision. This includes all types of income including self-employed borrowers.
3. Reviews appraisals according to appraisal guidelines and within service level agreements. This includes requesting appraisal revisions and delivering notice to appropriate Landmark associates of approved value.
4. Ensures loans meet the Ability to Repay (ATR) rules established by the Consumer Financial Protection Bureau (CFPB).
5. Makes underwriting decisions on each loan file within service level agreements and communicate all underwriting decisions to the appropriate parties.
6. Communicates with the Loan Officer, Loan Processor and Closing Coordinator to aid in resolving mortgage application conditions.
7. Enters all underwriting conditions and all HMDA data specific to the underwriting decision into the Loan Origination System
8. Keeps up to date on current underwriting practices and guidelines.
9. Responsible for timely responses on audits of loan files underwritten prior to and after funding is obtained.
10. Orders Private Mortgage Insurance (PMI) and updates to PMI certificates through approved PMI companies.
11. Stays within acceptable tolerance levels on pre-audit and post-closing findings and repurchases as determined by the Mortgage Underwriting Manager.
12. Reviews adverse action denials from Loan Officers and completes Statement of Denials in loan originating system
13. Performs other duties as assigned.
